The price of resale properties rose slightly in April, but accumulated a year-on-year fall of 1.3%

The price of housing used in Spain remains stable. In April it registered a slight increase of only 0.3%, standing at 1,518 euros / m2.

However, we look at the data for April 2016 (1,539 euros / m2), an interannual fall of 1.3%.

The price has increased in 11 of the 17 communities. The highest increase has been recorded in the Balearics, where owners demand 2.2% more for their homes than a month ago, followed by the rise of Madrid (1.8%) and Andalusia (1.1%). Navarra, on the other hand, has been where prices have fallen the most this month: 1.2%. It is followed by the falls of La Rioja (-0.6%) and Extremadura (-0.5%).

Euskadi (2,484 euros / m2) continues to be the most expensive autonomy. They are followed by the Community of Madrid (2,374 euros / m2) and Baleares (2,105 euros / m2). On the opposite side of the table we find Castilla La Mancha (902 euros / m2), Extremadura (928 euros / m2) and Murcia (1.008 euros / m2), which are the most economical communities.

Increase in mortgage lending.

Mortgage borrowing for housing has increased by 3.6% over the previous quarter, reaching 116,182 euros, while fixed rate contracting continued the intense increase in previous quarters, reaching 38.7% of the total Of new contracts, compared to 31% in the previous quarter, a new high in the historical series.

This situation leaves the variable indexes at their lowest, and especially the Euribor, which was the reference in 60.3% of total loans. The average level of initial interest rates on new loans declined slightly to 2.3% from 2.4% in the previous quarter.
