Alicante, the Spanish province that leads the real estate recovery

In 2012, two years before any expert predicted, the real estate market of this province began to show symptoms of clear improvement.

When the price of housing in Spain remained in free fall and the transactions failed to trace the flight, Alicante touched the ground and stabilized to start rebounding in 2014. Sales and prices in the province of Alicante began to recover before any Another point in the Spanish geography, due in large measure to the important weight that the foreign buyer has always had in all its transactions.

To give us an idea, in 2012 Alicante was the only province where the transactions were first raised. The increase was timid, barely 0.19%, according to data from the Registrar's Association, but it was the first indication that, at least in that part of Spain, the real estate crisis had come to an end. Just a year earlier, sales dropped 13%, while a year later (2013) was up about 12%.

Only behind Madrid and Barcelona.

In the last five years, Alicante has shown that it has a lot to say from the real estate standpoint. Last year it occupied the third position with respect to the provinces that registered greater number of buyouts behind Madrid (58,752 transactions) and Barcelona (46,415 homes sold). Specifically, 29,688 homes were sold throughout the province of Alicante, ahead of Malaga (26,436), Valencia (21,963) and the Balearic Islands. A third position is maintained if we break down the data between new and second-hand housing, according to data from the Registrar's Association.

Impulse of the foreign buyer.

Behind this early recovery are precisely the hand of the foreign buyer and the important weight of the holiday home in this market. To give us an idea, in 2012, foreigners accounted for 33% of the total transactions of the province of Alicante compared to 67% national. In 2016, the porcetaje was extended to 40%. Some purchases that undoubtedly have given a strong boost to the transactions in the province.
