The price of housing rose 0.3% in July

The price of the finished housing (new and used) increased by 0.3% in July compared to the same month last year, which follows the path of stabilization started in 2014.

Between January and July this year the price of housing has risen 1.6% against 0.5% cut experienced in the first seven months of 2015 and somewhat below the 2.2% recorded between January and June of this year. The index fell by 41.3% from their highs in 2007.

The highest annual increases in July in housing prices occurred in the capital and big cities, with an increase of 1% compared to July 2015, and in the Balearic and Canary Islands (+ 1.7%).

Price rises on the Mediterranean coast.

On the Mediterranean coast and in metropolitan areas prices rose 0.3% in both cases. By contrast, other municipalities, ie smaller towns showed a fall in house prices of 1.4% yoy.

In the year to date (January to July), the islands are those that recorded the biggest increase, with an increase of 4.9%, followed by capitals and major cities and other municipalities, up 1.5 % in both cases. On the Mediterranean coast and metropolitan areas prices advanced 1.1% and 0.2%, respectively, in the first seven months of the year.

The price decline slows after the crisis.

The average adjustment in Spain since the peak in 2007 stood at 41.3%. Below are the average Balearic and Canary Islands (-29.2%) and the rest of municipalities (-37.3%). The Mediterranean coast places the accumulated drop in the price of housing in 47.5%, followed by metropolitan areas (-44.9%) and the capitals and large cities (-44.5%).
