ITP tax reduction applies when purchasing a second-hand property on the Costa Blanca
Buying a resale property on the Costa Blanca has become more attractive thanks to the tax changes approved by the Valencian Community.
Resale properties
From June 1, 2026, the Property Transfer Tax (ITP) for resale homes will decrease from 10% to 9%, which represents a direct saving on the total cost of your purchase.
This measure particularly benefits buyers of resale homes in popular areas such as Orihuela Costa, Benijófar, Torrevieja, Alicante, Rojales, Ciudad Quesada…
The new 9% rate applies to properties up to €1,000,000, while higher-value homes will continue to be taxed at 11%.
Example
Below is an example of the Property Transfer Tax (ITP) payable when purchasing a resale property valued at €300,000:
- Purchase deed signed before a notary up to May 31, 2026:
- ITP: 10% on €300,000 . . . . . €30,000
- Purchase deed signed before a notary from June 1, 2026:
- ITP: 9% on €300,000 . . . . . . €27,000
With this new reduction you will save €3,000, which you can use for improvements or furniture.
New build properties
Newly built properties are not affected by this reduction: they continue to pay 10% VAT. They must also pay Stamp Duty (AJD), where a small reduction will apply.
- AJD until May 31, 2026: 1.5%
- AJD from June 1, 2026: 1.4%
Tax reductions for certain groups
The Valencian Community also offers tax reductions when purchasing a property for certain groups, which could reduce the rate even further below 9% if you meet the requirements:
- Buyers under 35 years old
- Large families
- People with disabilities
